Grace Residence faces North-South. A long shear wall, reduces the total direct sun-light from going directly in to the building hence a cooling internal environment. A deep balcony from a minimum depth of 2700mm(8.8ft) is created to serve as a spacious terrace and as well as a hang shelter canopy, again, to keep out the heat. The adjustable sliding sun-screen, a main device used to filter and reflect direct sun light into the internal space. This also works to beans adjustable sliding way to suit the shading at different hours and provide the flexibility for perfect panoramic view of Penang Bridge and Georgetown city.

Solar Panels to be installed at roof top would on the other side absorb as much heat from the sun and to generate free energy to subsidize energy usage at common area, another saving to residence. Ventilated window at all rooms, with fixed opening at the upper part and an adjusted opening at the lower part of the window create a path of natural ventilation. Hot air leaves the room through the upper fixed opening, while cool air is replaced from the vacuum of the adjustable lower opening. The phenomena of stack- effect windows, allow the air change and reduces the internal temperature of the room. The void and air-well located in the middle of the condominium forms a space for the land and sea breeze to ventilate through the whole building cool down the whole ambient temperature. Well ventilated bathrooms ensure to keep dryness in the bathroom and adequate flow of air creates a new shower experience.

Rain water harvesting system and recycling system help to reduce the usage of domestic water; thus, owners saving in water bill. The rain harvesting system collects all the rain water from the roof top, sky court garden, landscape area, storm water at the retention pond and air-con condensation water. All water collected shall go through appropriate filtration system to be reused for water closets also supply to all common area and landscape area.

We maximize the green area by creating vertical green wall in the landscaping. One of the prominent features of Grace Residence shall be a 34 storey high green wall along the staircase core. The green creepers grow on the wall from the podium level up to the top of the building. There are planter boxes around the perimeter of the car parking level with creeper plants shading those areas. We have a cool green curtain surround all car parking podium. The green fence wall is to be constructed with wire steel frame and to make it a good structure for, again, creepers to manifest its beauty. All green areas not created only for fresh and homely feeling to the residents but they also help to cool down the cross ventilation. The green also absorb and reflect the heat of direct sun-light, to reduce the temperature. The vertical green wall will act as the main green lung for the whole condominium by contributing more oxygen to the environment.
